Heath has a $749,551 median and a $220,828 median household income - a 3.4x ratio, the lowest in North Texas. It looks like the biggest stretch out here and it's the smallest. Plus 81 days on market means the luxury market negotiates.

Heath has the priciest houses out here and the buyers least stretched to pay for them. Both are true.

It is a small lakefront town - about 12,103 people on the eastern shore of Lake Ray Hubbard, just south of Rockwall - with a median sale price of $749,551. On this blog only Prosper is higher.

And its median household income is $220,828. Run that division and Heath stops looking like the extravagant option and starts looking like the sober one.

The Number Nobody Runs

Buyers compare medians. Almost nobody compares medians to incomes, which is the ratio that actually tells you how hard a town is to live in.

Heath is the cheapest town on this list relative to what its residents earn, and Frisco is the most expensive. That is the reverse of every sticker price on the page, and it is worth sitting with, because it is the difference between a town of people comfortably housed and a town of people reaching.

Which does not make Heath affordable. It makes it self-selected: the median is high because the people are. If your income is not the local median, the ratio does not help you - your ratio is the one that matters, and it is a much bigger number. Run yours in the affordability calculator rather than the town's.

The Luxury Market Negotiates

Here is the practical part. Heath runs about 81 days on market with one offer on average, and the median is down 4.5% year over year.

Set that beside Flower Mound - the other town at this price point - where homes go in 26 days at about 97.5% of list with the market moving against you. Same metro. Same month. Completely different negotiation.

Luxury markets are thin by nature: fewer buyers exist for a $750K-plus lakefront house than for a $400K starter, so listings sit, and sitting listings are negotiable. If you are shopping this price band and you have been losing on the western side of the metro, the eastern shore is where the leverage is right now.

What You're Buying

Heath is genuine luxury lakefront - private peninsula estates on Lake Ray Hubbard with sea walls and boat docks, about 30 minutes from downtown Dallas. Waterfront listings run a median asking price near $827K, luxury listings near $849K. The Heath Golf & Yacht Clubis the town's anchor, socially and residentially.

There is very little of this in suburban DFW. Most “lake” suburbs here are near water; Heath is on it, at a price point where the house matches the setting. The same caution applies as everywhere on this lake, though - waterfront, water-view, and “in Heath” are three different markets, and listing photography exists to blur exactly that line. Ask which one you are actually standing in.

It is also small. About 12,103 people, no downtown square of its own - for that you drive up to Rockwall. Heath is water, golf, and acreage. If that is not the life you want, the price will feel absurd, because you will be paying for a setting you do not use.

Rockwall ISD, and the Hyphen

Heath does not have its own district - it shares Rockwall ISDwith Rockwall, which is why the district's second comprehensive campus is named Rockwall-Heath High School. The hyphen is the whole relationship in one word.

Rockwall ISD ranks in the top 15% of districts statewide and runs two major high schools, three middle schools, and 15 elementary schools. It Inherits the Bridge

Heath sits behind Rockwall, which means it inherits Rockwall's one real problem. I-30 crosses Lake Ray Hubbard, and it is the corridor. When it backs up there is no parallel road, because the lake removed the alternatives. There is no rail.

Thirty minutes to downtown Dallas is a good number on a good day. Drive it at your actual commute hour before you decide - the same advice I give every Rockwall buyer, and it matters more here because you are paying more for the privilege.

And be clear-eyed about direction: this is the eastern edge. For the Plano and Frisco job corridors it is the wrong side of the metro entirely.

Who Heath Is For

Heath works if you want real lakefront at a real price, you will use the water and the golf, your commute runs to Dallas rather than north, and your income is in the neighbourhood of the people already here. The 81-day market is your friend: at this price point on this side of the metro, you can negotiate.

Look elsewhere if you want a town rather than a setting (Rockwall has the square, five minutes north), if you commute to Collin County, or if the ratio in that table made Heath sound attainable - it is the town's ratio, not yours.
