Which calculator should I use?
If you are buying, start with the affordability calculator to find your price range, then the mortgage calculator to see the monthly payment on a specific house, and rent vs buy if you are still deciding whether to buy at all. If you are selling, the net proceeds calculator tells you what you walk away with and the renovation ROI tool tells you which pre-listing projects actually pay for themselves. Are these calculators free, and do I have to give my email?
They are free, and every calculator shows you your full result without asking for anything - it runs entirely in your browser and there is no email gate on your own numbers. The one exception is the Property Screener, which searches licensed property data rather than calculating: it shows you the whole market picture free (how many homes clear your bar, the medians, the per-city breakdown), but the matching addresses come from Mali after she has reviewed them. Sending any scenario to Mali is always optional and never required to see your numbers.
How accurate are the numbers?
The math is real and the assumptions are sourced and dated rather than invented. Property tax rates come from the county tables for each city, insurance is derived from observed North Texas premiums, mortgage rates are pinned to the Freddie Mac weekly survey, the seller title premium comes from the Texas Department of Insurance promulgated schedule, and renovation recoup percentages come from the Dallas column of the Cost vs Value report. Where a figure is our own estimate rather than a published one, the tool says so. They are still models: a real quote depends on your credit, the specific property, and the day.
Do these work outside North Texas?
The math does, but the defaults do not. Property tax rates, insurance costs, title custom, and price and rent levels are all specific to North Texas, and Texas conventions in particular are unusual - the seller customarily pays the owner’s title policy and there is no state transfer tax. You can override every input, but outside DFW you should replace the defaults rather than trust them.
