McKinney keeps winning "best city to live" awards. Here's the honest version of what that actually means.

McKinney, Texas has topped Money Magazine's "Best Places to Live" list, appeared on countless national rankings, and attracted over 215,000 residents who collectively chose it over its flashier neighbor Frisco and its bigger neighbor Dallas. But the glossy rankings rarely explain why McKinney works - or who it works best for.

After helping dozens of families relocate to McKinney, I can tell you what the lists miss: it's a city with genuine character, a walkable historic core, and a school district that outperforms its price point. It also has a real commute to Dallas and retail gaps that drive some buyers away.

Here's the full picture.

What Makes McKinney Different

Most North Texas suburbs feel interchangeable - strip malls, chain restaurants, new construction, HOA communities. McKinney has those too, but it has something most Collin County cities don't: a genuine historic downtown.

The McKinney historic square - anchored by the Collin County Courthouse, lined with 19th-century buildings now housing independent restaurants, wine bars, boutiques, and coffee shops - is the social heart of the city. On weekends it draws residents from Frisco and Plano who drive north specifically for the atmosphere. It has earned its reputation, and it's one of the main reasons buyers with lifestyle as a priority choose McKinney over Frisco.

  • Downtown: Historic square with walkable dining, shops, and events. Genuinely unique in Collin County.
  • Parks: Towne Lake Recreation Area, Erwin Park (mountain biking), and the McKinney trail system offer outdoor options that rival any suburb in DFW.
  • Arts: Heard Natural Science Museum, Performing Arts Center, rotating public art installations. McKinney punches above its weight culturally.
  • Community events: Oktoberfest, Lights of Dickens (massive Victorian Christmas market), Sip N Stroll - these events draw tens of thousands of people and reflect a strong civic identity.

McKinney Home Prices in 2026

McKinney offers consistently better value than Frisco at comparable quality levels. The gap is real and buyer-friendly, especially in the $450K–$650K range where McKinney delivers significantly more home per dollar.

McKinney's Best Neighborhoods

Stonebridge Ranch

McKinney's flagship master-planned community - 6,000+ acres with two country clubs, tennis, beach club, aquatic center, miles of trails, and a beautiful lake. Homes from $500K to $2M+. One of the best master-planned communities in all of DFW.

Craig Ranch

Newer master-planned community in southwest McKinney on the Frisco border. TPC Craig Ranch golf course (PGA Tour host). Strong amenities, newer construction, Frisco ISD zones for some sections. $500K–$1.2M.

Painted Tree

McKinney's newest large master-planned development in north McKinney. Modern homes, resort amenity center, McKinney ISD. Prices $400K–$700K. Still building - good for buyers who want new construction at McKinney prices.

Historic Downtown Area

Older homes, bungalows, and cottages close to the historic square. More character, more quirk, smaller lots. Great for buyers who want to walk to the Farmers Market on Saturday morning. $300K–$550K.

McKinney ISD - What Parents Need to Know

McKinney ISD serves roughly 27,000 students across five high schools. The district earns "A" ratings from TEA and punches well above the recognition it gets compared to Frisco and Allen.

  • McKinney Boyd High School - consistently the district's top-rated campus; strong AP programs, IB, and UIL competition.
  • McKinney North High School - strong academics, excellent fine arts program.
  • McKinney High School - the flagship campus; competitive athletics, theatre program has won state championships.
  • Note: Craig Ranch's southwest sections are zoned to Frisco ISD, not McKinney ISD - verify your specific address before purchasing.

The McKinney Commute - Honest Numbers

  • To Frisco / Legacy West (US-75 south): 20–30 minutes. Manageable.
  • To Plano / Allen: 15–25 minutes. Very workable.
  • To Downtown Dallas: 45–60 minutes via US-75. This is the honest peak-hour number.
  • To DFW Airport: 45–55 minutes. Not convenient for frequent flyers.
  • To Love Field: 40–50 minutes.

McKinney's commute profile is similar to Frisco - excellent for north-suburb employers, workable for downtown if you're going 3 days or fewer per week, genuinely hard for daily downtown commuters.

Is McKinney Right for You?

McKinney is the right choice if you want the suburban quality of Frisco at a better price, with the added benefit of a downtown you'll actually use. It's especially compelling for families who want strong schools, outdoor recreation, and community character - not just the newest construction and the highest-ranked district brand.

It may not be ideal if your daily commute is to downtown Dallas or if you need to be near DFW Airport regularly. And if Frisco ISD specifically is your primary driver, explore Craig Ranch's Frisco ISD sections or look south.
