Mustang Lakes
Celina’s top-of-market address: resort amenities, Prosper ISD, front yards mowed for you
Mustang Lakes is the luxury benchmark in Celina, a Cambridge Companies master-plan on the Celina/Prosper border near the FM 1461 and Coit Road corridor. Larger homesites than typical Celina product, an on-site Prosper ISD elementary school, and a genuinely resort-grade amenity package built around a 20-acre central park with a private stocked lake. The HOA includes front-yard maintenance, which is why it pulls so many executive relocations.

Check these before you offer
The trade-offs a listing will not mention. None of these are reasons not to buy here; they are the things worth pricing in.
- The community straddles a district line. Most of it is Prosper ISD but part is Celina ISD, and since the district is much of what buyers are paying for, it has to be confirmed for the specific section in writing.
- It sits in Celina city limits, so the city tax line is Celina's and Celina adopts no city homestead exemption. Ask which taxing units apply to the lot, including any MUD or management-district assessment, which is not reduced by a homestead exemption.
- This is the premium end of the Celina market, with active listings spanning a very wide range. A community median tells you little about a specific homesite.
- Dues are toward the top of the area and include front-yard maintenance, which means a crew on your property on a schedule you do not set.
- There is no major employer in Celina. Every commute is a southbound drive, and the Tollway extension is still building out.
