Lakewood

Pre-war architecture, mature trees, and White Rock Lake ten minutes from downtown

Lakewood is East Dallas's signature pre-war neighborhood: Tudor Revival, Colonial Revival, Craftsman, and Spanish Eclectic homes on deep, tree-canopied lots wrapped around the south and west sides of White Rock Lake. It is not a master-planned community and never was: the streets are original 1920s–1940s fabric, continuously renovated, with tear-down-and-rebuild activity adding transitional new construction on original lots. Buyers come here for character, the lake, and a 10-minute drive to Downtown Dallas, trading suburban square footage for architecture and location.

Lakewood: Frequently Asked Questions

What do homes cost in Lakewood, Dallas?
Roughly $1.5M–$1.6M over the past year, depending on the source. Redfin reported a median sale price near $1.6M in February 2026 (up 20.8% year over year), while Homes.com reported a 12-month median of $1,495,000 (up 25%). The live market is far wider than either median suggests: active inventory has run from around $535,000 for smaller original cottages up into the eight figures for lakefront estates, so the median describes almost nobody's house. Homes here also tend to sell faster than the national average. Tell me your band and I will pull live comps for it.
Are Lakewood schools good?
Honestly, it's mixed, and worth understanding before you write an offer. Lakewood Elementary is a genuine standout at 10/10 on GreatSchools and is a real driver of demand. The feeder middle and high schools rate lower: J.L. Long Middle at 6/10 and Woodrow Wilson High at 5/10, both of which GreatSchools describes as average compared to Texas schools at the same grade levels. Woodrow is IB-programmed with an unusually engaged parent and booster community, and many Lakewood families stay through it, but plenty of others move to Dallas ISD magnets (Booker T. Washington, the School for the Talented and Gifted) or private schools for the older grades. Plan for that decision rather than being surprised by it.
Does Lakewood have an HOA?
No. Lakewood is a historic, non-HOA neighborhood with no master-planned association, only voluntary neighborhood associations. That said, portions of Lakewood fall inside the Lakewood Conservation District and historic overlays, which do regulate exterior changes. That is a different mechanism than an HOA, and it can be stricter about what you may do to a facade.
Can I remodel or add on to a Lakewood home?
Often yes, but verify before you design anything. Parts of Lakewood sit within a conservation district or historic overlay that regulates exterior alterations, additions, and demolitions on a per-address basis. Check your specific property against the City of Dallas historic preservation resources (dallascityhall.com, under Sustainable Development, Historic Preservation) before you hire an architect or budget a renovation. I walk buyers through this on every Lakewood showing.
How long is the commute from Lakewood to Downtown Dallas?
Roughly 10–15 minutes off-peak via Gaston or Live Oak, which is one of the shortest downtown commutes of any established single-family neighborhood in Dallas. Deep Ellum is about 15 minutes, Uptown and Turtle Creek about 20, and Baylor University Medical Center, the closest major employer, about 15–20.
