The trade-off is singular and permanent: I-30 is the only real way in and out, and it crosses the lake. That bridge is the city's front door and its bottleneck.

Sources disagree more than usual here, and the gap is worth knowing rather than averaging away: Redfin's January 2026 read put the median sale price near $552K on about 106 days on market, while a mid-May 2026 tracker put it at roughly $510K, down 6.8% year over year, on about 54 days. Rockwall is a small enough market that the median swings on which houses happen to close, and lakefront skews it. Treat any single figure as approximate and ask for current comps by neighborhood with an as-of month.

Commute

I-30 is the corridor, and effectively the only one. Downtown Dallas is about 25 miles west, and Rockwall's mean travel time to work runs roughly 31-32 minutes - a reasonable number achieved on a single road. The catch is structural: I-30 crosses Lake Ray Hubbard, so traffic funnels onto a bridge rather than dispersing across a grid, and it bottlenecks at peak. TxDOT has an I-30 expansion underway through Dallas and Rockwall counties. Drive the bridge at your actual commute hour before you decide; it is the single most informative thing you can do in this city. Rockwall has no DART rail.
