Woodbridge (Sachse side)
One community, two counties, two cities and two school districts
Woodbridge is the best-known master-planned community in this area, built around the Woodbridge Golf Club, and it is genuinely multi-jurisdictional. It spans Dallas and Collin counties, the cities of Sachse and Wylie, and both Garland ISD and Wylie ISD. Which side of those lines a house sits on changes the school it attends, the city that provides its services and the taxing entities on its bill. This page covers the Sachse side; the community also has a Wylie side with its own guide.

How Woodbridge (Sachse side) trades
Woodbridge is priced by section and by jurisdiction as much as by house. Two homes of the same size and age can differ meaningfully in value because one is in Wylie ISD and one in Garland ISD, or because one is in Collin County and one in Dallas County. Any community-wide statistic blends all of that together and is therefore close to meaningless. Insist on comps drawn from the same side of the lines.
Taxes, dues and districts
This is the clearest case in the region for checking the appraisal district record rather than the listing. A Woodbridge address can sit in Dallas County or Collin County, in Sachse or in Wylie, and in Garland ISD or Wylie ISD, and those combinations produce materially different tax bills. Pull the record for the exact address and have the title company confirm the taxing entities before the option period ends.
Check these before you offer
The trade-offs a listing will not mention. None of these are reasons not to buy here; they are the things worth pricing in.
- The jurisdiction split is the single most important thing to verify, and it affects schools, city services and taxes together.
- Golf frontage carries a premium along with errant balls and course maintenance activity.
- The community is large, so which section and which entrance you use changes the daily experience considerably.
- Dues vary by section, and sub-associations exist. Do not price from a neighbor's figure.
- There is no rail option; commuting is by car on corridors that are slow at peak.
