There is a line in mortgage lending, and above it the rules stop being written by an agency and start being written by whichever bank is keeping your loan.

That has one obvious consequence, which is stricter underwriting, and one non-obvious consequence that works in your favour: because there is no single rulebook, the spread between lenders is far wider than in agency lending, and shopping actually pays.
