StarCreek is one of Allen’s largest established master-planned communities, in the north of the city near Ridgeview Drive and Alma. It was built out through the late 2000s and 2010s around a golf course, with a substantial resident amenity center, pools and trails, and a range of housing from smaller garden homes up to large family plans. It is the closest thing Allen has to the resort-amenity master-planned product that dominates Frisco and Prosper, at an Allen price.

How StarCreek trades
StarCreek is built out, so supply is resale-only and turnover drives inventory. The amenity package is what buyers pay the premium for, which means the community holds its price relative to plainer Allen subdivisions but competes directly against newer master-planned product further north. Section matters: garden home streets and large-lot streets are separate markets.
Check these before you offer

- The community is large and the housing varies a lot, so a single StarCreek price statistic tells you very little. Shop by section.
- Homes from the late 2000s are reaching the age where roofs, HVAC and fences come due together.
- Dues are higher than the plainer Allen subdivisions nearby, because the amenity center is real and has to be funded.
- Golf frontage carries a premium along with the errant balls and course maintenance schedule.
- Allen ISD has one comprehensive high school, which some buyers see as the city’s great strength and others as a reason to look elsewhere. Decide which you are.
