The district also serves students in Hackberry, Lakewood Village, Oak Point, parts of The Colony and parts of Frisco. Campus assignment in Little Elm is address-specific and crosses three districts. Verify it, never assume it.

Getting around Little Elm

  • FM-423 is the primary north-south arterial, connecting toward Frisco and SH-121.
  • US-380 (University Drive) runs east-west across the northern edge of town.
  • Eldorado Parkway is the main east-west arterial through Little Elm, running into the Lakefront district at Main Street; FM-720 is another town arterial.
  • The Dallas North Tollway sits east of Little Elm and is the main route south toward Frisco, Plano and Dallas.
  • The honest geography problem: Lewisville Lake sits between Little Elm and the I-35 corridor, so there is no straight shot west. Traffic funnels east on FM-423 and the Tollway, or north on US-380. That is a large part of why the ACS mean travel time to work (34.6 minutes) is the longest of the nearby growth suburbs. No credible published drive times to Plano, Dallas or DFW Airport exist, so none are quoted here.

This single line moves both your children's schools and your resale, and it cannot be inferred from the mailing address.
  • Remember you are in Denton County, not Collin. Your appraisal, protest and homestead exemption filings go through the Denton Central Appraisal District, and the county line changes your comps.
  • Ask about MUD, SUD and PID assessments by subdivision. Master-planned communities in this part of Denton County commonly carry them, and they do not show up in the list price. Get them in writing for the specific address.
  • Know which price you are being quoted. The ACS median owner-occupied home value is $420,700; the Little Elm EDC's 2023 median for a NEW single-family home is $630,874. Those are different measures of different housing, and conflating them will make a new build look like a bargain or the resale market look overpriced, depending on which way you get it backwards.
  • One correction worth making early, because it is repeated constantly: The Tribute lakeside golf community is in THE COLONY, not Little Elm. If an agent or listing sells you The Tribute as a Little Elm neighborhood, they are wrong. Little Elm's genuine lakeside product is Valencia on the Lake, the Lakefront district, and the neighborhoods along the town's own Lewisville Lake shoreline.
  • Be honest with yourself about the 34.6-minute average commute before you fall in love with a lake view. The lake is exactly why the drive is long.
