The Lakefront District
The one part of town you can walk: waterfront mixed-use at Eldorado and Main
The Lakefront district is Little Elm's mixed-use waterfront core, around Eldorado Parkway and Main Street next to Little Elm Park and the town beach. It combines restaurants, retail and residential in a walkable arrangement that is genuinely unusual in this part of Denton County, where almost everything else is drive-to. The town has invested heavily in it, and it is the reason Little Elm reads as a place with a center rather than a collection of subdivisions.
Price Range
Wide, depending on product: townhomes, apartments and older lakefront single-family homes all sit in and around the district, from roughly $300K into the $900K+ range for waterfront. Against a Little Elm median owner-occupied home value of about $420,700 (US Census ACS 2020-2024 5-year). Ask for current comps with an as-of month.

How The Lakefront District trades
This is the most differentiated real estate in Little Elm and it trades on that. Walkable waterfront has no real substitute in the immediate area, which supports value, but the market is small and product-specific: a townhome, an apartment-style unit and a 1980s lakefront house are three separate markets that happen to share a district name. Waterfront single-family is the scarcest and least rate-sensitive of the three.

The trade-offs a listing will not mention. None of these are reasons not to buy here; they are the things worth pricing in.
- Event weekends bring crowds, parking pressure and noise. That is the trade for living in the town's center.
- Waterfront carries flood zone and insurance questions that must be answered for the specific address, not the district.
- School district assignment varies across the town, so verify it rather than assuming from the Little Elm address.
- Attached-product dues can be high, and reserve health matters more in a condominium than in a subdivision. Read the association's financials.
- The commute to the main employment corridors is long.
