- The community straddles Little Elm ISD and Frisco ISD, with an elementary from each district physically inside it. Which one serves a given house is the single largest price variable here and must be confirmed with both districts.
- It is largely built out and predominantly resale, so condition varies widely house to house and there is no builder warranty to fall back on.
- The homes date from 2004 to 2016, putting the earlier ones into the roof and HVAC replacement window.
- Waterfront-adjacent and lake-view lots are a small share of inventory and priced well above the community range, so the headline band will mislead you if that is what you want.
- Frisco employment is roughly 25 minutes and Legacy West 30, so this is a commute-out location.
