Lake proximity is the durable value here, because the supply of it is genuinely finite. The near-term constraint is ordinary: while the builder is still selling, resale competes against new inventory with incentives attached. Lot position matters more than usual, since proximity to open space and to the water is the thing buyers are paying for.
Taxes, dues and districts
Little Elm's newer communities can sit inside municipal utility or public improvement districts that add to the tax rate or add an assessment on top of HOA dues. Pull the rate for the exact address from the Denton Central Appraisal District record, and separately ask for the flood zone determination given the lake proximity, because that drives insurance cost.
